The Architecture

A single Series LLC sits at the top. It contains multiple internal series, each treated as a separate liability cell. Each series owns its own land trust. Each land trust holds legal title to one real estate property. The result is a structure where a lawsuit against one property cannot reach the others, and public records show a trust name rather than the owner's name.

Components
Why Use It

Real estate investors with multiple properties face a structural choice: one LLC holds everything (cheap, simple, dangerous), or each property gets its own LLC (safe, expensive, heavy). The series LLC plus land trust combination delivers the safety of separate LLCs at roughly the cost of one, while adding a privacy layer that neither alternative provides on its own.
